Xterm on Solaris *

I have a problem installing an app. It requires me to log on as root. I do
this with su - and it needs an X windows terminal. So when I try to set my
root consol as termType xterm or gui. It says it does not recognize it:
i.e. -sh: TERM=xterm: is not an identifier. How do I configure root's
terminal options? By the way, I can use xterm as a user.
Any suggestions?
SUN Ultra 60 2x450mhz, 512mb ram, Solaris 8 10/02, fully patched.
